Here is the SELLING process start to finish:
Listing Appointment with Dave and or Amber and you!
We will discuss your selling needs and give you an educational map of the process.
We explain how Keller Mortgage can help.
We will discuss whether or not Keller Offers would be an option.
Staging options and needs will be discussed.
To move forward, Listing agreement and other paper work will be signed with you, the Amber Stewart Real Estate Team member and Keller Williams Advantage.
Staging (if necessary), and professional photos will be scheduled at a time convenient to sellers.
A for sale sign will be placed on the front door, and a Supra lock box attached to the front door.
We will assemble a 3 ring binder and deliver it to the listing. It will contain: list reports, your MLS sheet, neighborhood information, and more!
All information will be uploaded by us to HAR and activated on the contracted date.
Showing service instructions will be given to the showing service by us so that showings will be scheduled according to your specifications.
After offer(s) are made and one is accepted by you, the contract will be agreed to and signed by all parties.
Once the house is under contract- Title will be opened, our Transaction Coordinator will be introduced to all parties, and earnest and option monies will be delivered by buyers to the selected Title company.
Repairs will be negotiated between you and the buyer before the option period expires.
All documents needed by Title will be delivered, and all parties of the transaction will work together to ensure as smooth a sale as possible.
Professionals will be hired by sellers to do repairs, if required by contract.
Buyers will do a final walk through.
Closing Day! Sellers will receive their funds once buyer is closed and funded.
Here is the BUYING process start to finish:
To start this exciting journey, the Amber Stewart Real Estate Team will schedule a Buyer Representation meeting with you.
Before the meeting, we will share our list of preferred lenders with you. Please contact lenders on this list or one that you know that is a good fit for you so that they can start the pre-qualification process.
At the Buyer Representation meeting, we will discuss your needs and desires as a buyer and tell you how we can assist you with excellence!
We will discuss an educational map of the buying process.
After the Buyer Representation Agreement and other paperwork are signed by you, and our team, we will start the house searching process.
After your top choices have been identified from the MLS photos, our team will schedule and then how you homes> and fall in love with one
When you find one and fall in love, we will advise you on making an offer.
Once we are under contract, and all parties have agreed and signed, our team will recommend inspectors, and inform you on how you can pay the earnest money and option money.
Our transaction coordinator will be in contact with you, documents will be sent to lender and title company.
During the option period - inspection will be scheduled by the buyer, and repairs will be negotiated between our team and the listing agent prior to option period expiration.
Home warranty companies will be recommended by our team and a home warranty will be ordered my the Title company,
Home insurance agents will be recommended by our team and ordered.
Our team will schedule and take you on a final walk through of your new property.
You will receive closing disclosure from the title company.
